Job Description
Leasing Consultant Primary Responsibilities:
:Uphold the Company Core Values.
:Follow and uphold all current and ongoing company policies and guidelines.
:Regular attendance.
:Participation in weekly pricing calls.
General Leasing (including but not limited to):
:Field all prospect phone calls, emails and text messages.
:Schedule and tour all prospects.
:Manage and schedule daily/future follow up.
:Facilitate Resident Screening : credit/background, rental verification, employment/income verification.
:Lease Execution : create lease agreement, execute all parties, save in property management software.
:Walk Apartments : prior to tours, pre:move in, pre:move out, etc.
:Prepare unit keys and move in packets.
:Purchase and distribute move:in favorite gifts.
:Facilitate move in day orientation.
Resident Management (including but not limited to):
:New Resident : set up lease dates, set up rentable items, set up lease charges.
:Work Orders: enter new work orders, close completed requests, follow up with resident on all completed work orders.
:Daily correspondence with residents : field phone calls, emails and text messages.
:Manage Resident complaints : research issues, communicate and send 14/30 if required.
:Resident Relations : keep a positive attitude and good working relationship with all customers.
Lease Renewals:
:Follow renewal touch point guidelines as outlined in Bluestones renewal process.
:Create renewal lease agreement 75 days prior to lease expiration.
:Execute all renewal documents as necessary.
Retention/Miscellaneous (including but not limited to):
:Post to Craigslist, Zillow and Facebook Marketplace : new and reposts.
:Post to social outlets such as Facebook, Instagram and Twitter.
:Outreach marketing to local businesses.
:Mini:model set up.
:Deliver half birthday gifts.
:Clean, stock and manage orders for property Coffee Bar.
:Emails : daily correspondence with Property Manager, residents and maintenance team, as needed.
:Clean and tidy amenity lounge and bathrooms, daily.
:Open and close leasing office at scheduled office hours.
Reliable transportation required.
Valid Drivers License and proof of insurance required.

Education/Experience Requirements:
High School Diploma or GED and a minimum of 2 years of successful progressive experience in sales and marketing.

Supervisory Responsibilities:
This person is not responsible for the supervision of others.

KSAs (Knowledge, Skills and Abilities)
Knowledge of or ability to learn Landlord/tenant laws.
Knowledge of or ability to learn Fair Housing rules and regulations.
Knowledge of MS Word, Excel, Outlook (email), database activity and other general computer knowledge.
Ability to present oneself well in groups and with the public.
The ability to thoroughly accomplish a task with concern for all areas involved, no matter how small. Monitors and checks work or information and plans accordingly.
As a team member, the ability and desire to work cooperatively with others on a team; as a team leader, the ability to demonstrate interest, skill, and success in getting groups to learn to work together.
The ability to express oneself clearly in conversations and interactions with others.
The ability to notice, interpret, and anticipate others concerns and feelings, and to communicate this awareness empathetically to others.
The ability to demonstrate concern for satisfying ones external and/or internal customers.
Work Conditions
Normal office environment with good lighting, temperature and air conditions. This position requires driving between properties, walking all assigned properties (stairs, hills, etc...), must be able to lift and move 25lbs and frequent grasping and reaching.
